We appreciate how stressful it can be moving into a new property. Therefore, we try to make the process as smooth and as stress free as possible. We aim to keep you informed at each stage with clear and up to date information.
 

References

Once you have selected a property you would like to rent you will need to pay a holding deposit equivalent to one weeks’ rent for the property. This does not guarantee you the property but allows us to hold it for up to 15 days whilst your references are being processed.


It is important that you know your legal rights with regards to this and accordingly you should feel free to seek independent legal advice before signing any document which we may request you to do so .  

Once your holding deposit has been paid, current legislation stipulates that the necessary paperwork should be completed within 15 days.  (Or longer if agreed by all parties, in this case it has been agreed that the period will be extended to the number of days shown below, from when we receive your holding deposit.)

If at any time during this period you decide not to proceed with the tenancy, or any of the following applies then your holding deposit will be retained by ourselves 
1.     You delay in responding to any reasonable request for information or if it proved that you have provided us with false or misleading information as part of your tenancy application.

2.     Your landlord, employer or any other referee delays in providing a reference if requested.

3.     An unsatisfactory response to a reference request or credit search is received

4.     You fail any of the checks which the Landlord is required to undertake under the Immigration Act 2014.

However, if the Landlord decides not to offer you a tenancy for reasons unconnected with the above then your deposit will be refunded within 7 days.

Should you be offered and you accept a tenancy with our Landlord, then your holding deposit will be credited to the first months’ rent due under that tenancy.

Where, for whatever reason, your holding deposit is neither refunded nor credited against any rental liability, you will be provided with written reasons for your holding deposit not being repaid within 7 days.

We obtain references for all persons aged over the age of 18 who will be residing at the property, and these include employment, existing and former landlord’s, a bank reference, an independent credit check, and where applicable, a Guarantor's reference’s.
 

Tenancy Agreement

Once the references are complete and satisfactory, and the Landlord has agreed your application, an ‘Assured Short hold’ tenancy agreement will be prepared.  Prior to the commencement of your tenancy you will need to sign the legal paperwork, pay the remaining balance due, to include your first month's rent and deposit. 
 

Tenant Fees

You will not be asked to pay any fees or charges in connection with your application for a tenancy.  However under the terms of our standard assured shorthold tenancy agreement, you will be required to pay certain fees for any breach of that tenancy agreement in line with the Tenant Fees Act 2019. In consideration of us processing your tenant application, you agree to pay those fees to us on request. 

During the tenancy (payable to the Agent)

Payment of up to £50 inc vat if you want to change the tenancy agreement

Payment of interest for the late payment of rent at a rate of 3% over the Bank of England Base rate 

Payment of the reasonably incurred costs for the loss of keys/security devices . If the loss results in the locks needing to be changed , the actual cost of  a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there wil be a charge of £15 per hour  ( Inc VAT ) for the time taken replacing lost keys or other security devices. 

Payment of any unpaid rent or other reasonable costs should the tenant wish to leave their contract early, they should be liable for the landlords costs in re letting the property as well as all rent due under the tenancy until the start date of the of the replacement tenancy.  These costs will be no more than the maximum amount of rent  outstanding on the tenancy.

Subscription to cable/satellite supplier

Television licence
Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.
