Your rental property will be inspected by a qualified, experienced member of staff, who will advise you of its rental value, discuss your requirements and the type of tenant you require.

To ensure maximum coverage your property will immediately be displayed on www.goymourhomes.co.uk and www.rightmove.co.uk and full details will be circulated to potential tenants.

All prospective tenants will be interviewed and prequalified on your behalf to ensure that they meet your requirements before they are offered an accompanied viewing of the property.

Once a suitable tenant has been found you will be fully consulted and informed of their circumstances. We will get them referenced by using an external referencing company UK Tenant Data and confirm their ‘right to rent’ status.

We will prepare the appropriate tenancy agreement and arrange for it to be signed by the tenant and guarantor if applicable.

A full inventory of the contents and condition of the property will be drawn up and agreed with the tenant. Colour digital photographs will also be taken at this stage.

We will collect full payment of the deposit from the tenant (normally equivalent to 5 weeks rent ) and we will hold this on your behalf in accordance with your obligations under the tenants deposit scheme.

The payment of the rent will be collected and this will be paid directly to the bank account of your choice after the deduction of any fees payable to Goymour Homes.

We will arrange for the tenant to transfer the utility supplies and council tax liability into their own name.

We will carry out on your behalf a full inspection of the property after the first three months. Further inspections will be carried out on a six monthly basis or earlier if considered necessary. After each inspection, you will be sent a condition report along with any actions agreed with the tenant, if applicable.

In the event of a late or non-payment of rent by the tenant, we will instigate our standard debt collection procedure and administer any debt collection on your behalf.

We will act on your behalf in serving or receiving any legal notices.

We will provide our full maintenance and repair services and manage directly with the tenant any of maintenance or repair issues. Works will be carried out by our own qualified tradesmen or approved contractors. All works will be fully insured and guaranteed. You will be charged in accordance with our schedule of fees up to a maximum of a pre agreed limit. You will be fully consulted on larger or non-essential works.

We will ensure that a gas inspection is carried out on an annual basis if applicable.

You will be updated on any new legislation or changes within the property industry that will affect you.

Upon receipt of notice from a tenant, we will automatically arrange for the property to be immediately marketed and a replacement tenant sourced. This will ensure that any vacant periods are limited and the property is not left unoccupied.

In the event that a property is vacant, we will ensure that an inspection is carried out on a weekly basis.
